Buying your first property is easier when you take it one step at a time. This checklist follows the order most purchases take.
1. Set a complete budget
Include the purchase price and the costs around it: registration fees (in Dubai, 4% of the sale value to the Dubai Land Department), administrative fees, agency fees and, if you finance, mortgage costs.
2. Decide between ready and off-plan
A ready home lets you move in or rent out soon after transfer. An off-plan home spreads payments over construction but means waiting for handover.
3. Shortlist locations
Think about commuting, schools, healthcare and the facilities you will use every day, then pick two or three communities to compare.
4. Check the project and developer
Look at the developer's completed projects, confirm the expected handover date and, for off-plan in Dubai, confirm the project's registration and escrow account.
5. Arrange financing early
If you need a mortgage, ask a bank or adviser for pre-approval before you commit, so you know your limits.
6. Review the agreement
Read the reservation form and the sale and purchase agreement carefully, especially the payment schedule, handover terms and fees.
7. Prepare for handover
Before receiving the keys, inspect the unit, settle the final payments and register the ownership.
