Frequently Asked Questions
Answers to common questions about buying and investing in UAE property.
Yes, in areas where foreign ownership is permitted. Each emirate sets its own rules; in Dubai, for example, foreign buyers can own freehold property in designated areas. Tell us which emirate and community you are interested in and we will confirm whether it is open to you.
An off-plan property is bought from the developer before or during construction, usually with a payment plan spread over the build and a future handover date. A ready property is already completed, so you can move in or rent it out once the transfer is registered.
A payment plan splits the price into stages: typically a down payment when you book, instalments during construction (linked to dates or to building progress) and a balance on handover. Some projects also allow part of the price to be paid after handover. Each project page shows the plan the developer has published, when one is available.
In Dubai, off-plan projects are registered with the Dubai Land Department, and buyers' payments go into the project's approved escrow account rather than directly to the developer. Before paying, check that the project and its escrow account are registered — we can help you verify this.
Property investment is one of the routes to the UAE Golden Visa. The official UAE government portal (u.ae) lists a minimum investment of AED 2 million for real estate investors. Other conditions — such as the visa's duration and whether off-plan or mortgaged property qualifies — are set by the authorities and can change, so confirm the current requirements with ICP or GDRFA before you buy.
In Dubai, the Dubai Land Department charges a registration fee of 4% of the sale value, plus a fixed registration trustee fee. Other costs can include agency fees, mortgage registration if you finance the purchase, and service charges once you own the property. Fees differ between emirates, so ask us for an estimate for the specific property.
Often, yes. You can review projects with us online, receive the documents and, with many developers, reserve a unit remotely. Requirements for signing, identity checks and payment depend on the developer and the authority, so we explain the exact steps for the project you choose.
On any project page, choose "Get Brochure" or "Request Floor Plans" and leave your details. An ORA Properties consultant will contact you with the latest material and availability from the developer.
Yes. Use the "Sell Your Property" form, available from the website menu and the About page, to share your property's details. A consultant will contact you to discuss pricing and how we will present it to buyers.
