Many buyers look at UAE property with residency in mind. Owning real estate can be one of the routes to the UAE Golden Visa, but the rules are set by the authorities and can change, so it pays to check the details before you choose a property.
What the official portal says
The UAE government portal, u.ae, lists real estate investment among the Golden Visa categories and states a minimum investment of AED 2 million for real estate investors. That figure is the starting point for any conversation about residency through property.
Questions to confirm before you buy
- Visa duration: confirm the current duration for the property route with the authorities rather than relying on older articles.
- Off-plan property: ask whether a property that is still under construction counts, and at what stage of payment.
- Financing: if you plan to use a mortgage, check how the financed amount is treated.
- Ownership structure: joint ownership or company ownership may be treated differently from individual ownership.
The Federal Authority for Identity, Citizenship, Customs and Port Security (ICP) and, in Dubai, the General Directorate of Residency and Foreigners Affairs (GDRFA) are the right places to confirm the current requirements.
Choosing the property first
A residency goal should not be the only reason to buy. Location, the developer's track record, the payment plan and the expected handover date matter just as much, because you will live with the property long after the paperwork is done.
